Proposed Watering Rules - Introduced at board meeting on June 2, 2011: Revised September 2016
 
Villas of Bending Oaks - Rules Regarding Outdoor Water Usage - These apply to both automatic irrigation systems and manual watering with hoses or individual yard sprinklers.
 
Minimally, all VOBO residents are expected to abide by watering rules established by the Village of Downers Grove.  Please click here to access the Village's web site and water conservation rules:  http://www.downers.us/res/water/water-conservation   Residents should call 630-434-5460 (Downers Grove Public Works) to report abuse.  Be prepared to offer the address (unit address and name of street) when reporting abuse.
 
Presently, water and sewer expenses for VOBO account for a significant portion of the annual VOBO budget, and costs continue to rise every year. In addition to the watering rules established by the Village of Downers Grove, the following rules are in effect for residents of VOBO in order to minimize water and sewer costs. 
  • All VOBO residents with automatic lawn irrigation systems MUST have a functioning rain sensor override installed on their system.
  • VOBO residents are to avoid excessive watering defined as:
    • Watering the lawn more than 3 days per week.
    • Watering manually or allowing your irrigation system to operate while it is raining.
    • Watering within 24 hours after a rainfall of more than 1/4 inch of rain.
    • Causing flooding, pooling of water, muddy/squishy turf conditions on a neighboring property.
    • Causing excessive water pooling in the grass or muddy/squishy turf conditions that remain more than 8 hours after watering.
  • Violators will incur a VOBO fine for each occurrence:  $25 for first time; $50 per subsequent occurrences.

Tree Pruning
 
In order to be proactive and to further enhance the beauty of our associations trees, we have worked with Landscape Tree Experts and their arborist to develop a 3-Year Tree Pruning Schedule. The results of this program will be to further enhance the proper growth and health of all the trees of the Villas of Bending Oaks, especially the ornamental trees that we have in the fronts of our units.  Pruning includes thinning, building and roof clearance and elevation over driveways and sidewalks.
 
 
 
 
  • The Landscape Contractor will use RED TAGS or STAKES to indicate which plantings you DO NOT want them to prune.The RED TAG should be placed on a visible branch and a RED STAKE should be placed by a tree you do not want pruned.
  • RED TAGS are available from any Landscape Committee member or Board Member and will be available at the Annual Meeting in June.
  • RED TAGS become EFFECTIVE in June and should remain in place all summer.
